Loft Conversion

Project: 1 Bed Loft Conversion & 1st Floor Extension, Cheltenham

Client Needs

The client wanted more living space in their 3 bedroom house. Firstly, they wanted an additional bedroom using the existing loft space. They also wanted to increase the size of their master bedroom, to include a new en-suite bathroom and fitted wardrobes.

Proposed Plans

For the loft conversion, the plans set out a flat roof dormer, which could be reached by a new staircase from the 1st floor landing. The back room extension would involve removing the existing flat roof and replacing it with a sloping roof containing two Velux windows. There was also a new window to be installed looking out on to the back garden.

Job Overview

This was a 12 week project using a 3 man building team, along with our local plumbing sub-contractor.

Loft Conversion

The first step was to completely clear the current loft space and then construct the new loft conversion with a dorma window.

The existing roof was exposed so the the dorma could be built in. It was finished off with all the necessary lead work, slates and painted to give it that long lasting finish. The loft was then boarded and plastered ready for painting.

All electrical and plumbing work was carried out as the loft conversion took shape - The client wanted skirting board spot lights along with a mix of downlights and rose ceiling lights. A new radiator was also installed to provide the necessary heat during the winter months.

At the right stage, the loft conversion was opened up to the 1st floor to allow for the new staircase. The staircase was pre-fabricated and delivered to site where it was installed to create easy access. At the top of the new staircase we installed a velux window to give lots of light, along with two large storage areas using tongue and groove fronted cupboards.

All finishing touches were carried out to seamlessly join the new elements with the old.

Back Extension

As soon as we got a good weather report the existing flat roof was removed. The external and internal block work was completed to allow for the new sloping roof. The wall plates and rafters were installed allowing for the two velux roof lights. We then felt and battened the roof before installing both roof lights, slating the roof and carrying out all the lead work. New ridge tiles were added to complete the roof.

The external walls of the extension were scratch coated before being rendered and painted to match the existing walls. The new window was fitted and all fascia, soffits, guttering and downpipe installed to finish the external work.

To complete the internal work, the roof space was insulated and boarded, along with the two side walls. It was then plastered out to give a smooth modern finish. Again all electrics and plumbing was carried out at the most appropriate stages of the job. New stud walls were fitted to create the en-suite bathroom, which contained high spec bathroom appliances and tiles. The new shower was installed, along with the tray and wall tiles, after which the screen was fitted. The floor was tiled before the vanity unit, sink and toilet went in to complete the en-suite bathroom.

Back in the bedroom - the ceiling, walls and skirting were painted to provide the final finish. Fitted wardrobes were built to give the client plenty of storage space and a new carpet was laid to keep it inline with the rest of the property.

Again, all finishing touches were carried out to seamlessly join the new elements with the old.
